We appreciate buying or selling a home is a personal journey and one size does not fit all. That’s why we offer tailored legal services to provide you with the most suitable advice and solutions for your situation.
Our straightforward, jargon-free approach means you can rely on us to give you honest advice and guidance. So, whenever you’re making decisions and buying your future home, you’ll always have an advantage in this competitive market.
When it comes to negotiating a sale, our property and legal team combine our extensive knowledge of the current local property market conditions with our professional negotiation skills to ensure that your property sells for the best possible price.
We analyse the details of all offers, ensuring that potential buyers disclose full details of their situation- whether they are cash buyers, have a property to sell or have obtained a decision in principle for a mortgage. We then advise you as to whether we think the offer should be accepted, whether a better price could be negotiated or whether and when a closing date for offers should be set.
Once your property goes under offer, our legal team will negotiate the terms of the legal contract (known as the missives) and take care of the conveyancing process, ensuring that you receive the best possible advice and guidance. You can trust us to stay in touch, give you regular updates and guide you through every step of the process.
Our legal and property team is here to help throughout your property search. Whether you are just getting started and looking for some advice or at the stage of making an offer, we are here to provide expert advice tailored to your needs.
Our specialist local and market knowledge qualifies us to provide the best guidance, ensuring you can submit competitive offers, based on your personal budget, and ultimately secure your dream home for the right price.
We’ll also take care of the conveyancing process and missives, ensuring that you receive the best possible advice and guidance. Our straightforward approach means you can rely on us every step of the way when you’re looking to purchase your next property.
Aside from the purchase price of the property, there are other expenses which you will need to consider, such as legal fees, registration fees and Land and Buildings Transaction Tax.
Each house purchase is different and the associated expenses will vary, mainly depending on the purchase price. Get in touch and we’ll be very happy to offer you a transparent and competitive quote.
As with purchasing a property, the legal fees and associated expenses for selling your property will vary depending on a few factors. The usual expenses will be the Legal and Local Authority searches, the registration dues of an Advance Notice with Registers of Scotland and the registration dues of a Discharge if you have a mortgage secured against your home. If you purchased your property before 2003 we may also have to obtain a Plans Report and possibly a new title deed plan.
Get in touch and we’ll be very happy to offer you a transparent and competitive quote.

Yes, in addition to our comprehensive range of property related legal services, we can also assist with Wills and Powers of Attorney. If you are thinking of making your first Will or Power of Attorney or reviewing the terms of your existing one, please get in touch and we’ll be very happy to help.
Unfortunately the Law Society of Scotland’s Conflict of Interest rules do not permit the the same solicitor to act for both the seller and purchaser of the same property. However, whilst we will usually be acting on behalf of the seller of a property which is advertised by us, that is not always the case. Get in touch and we’ll be happy to check and confirm whether we are able to act for you in your potential purchase.
